Mortgage brokers in Ontario must be licensed and are regulated by the provincial government to ensure a level of consumer protection. Licensed brokers have access to the widest array of funds for home purchases and re-financings. Banks on the other hand distribute their own products. Brokers not only have access to funding from major banks but from many other lending institutions therby enabling brokers to locate the optimum source of funds for their clients.

It pays to comparison shop especially when so much money is at stake. We deal with over twenty five lending institutions including Firstline Mortgages (affiliated with the CIBC), Sunlife Trust, MCAP Mortgage Corporation, Toronto Dominion, Bank of Montreal, Bank of Nova Scotia, Trust Companies and more. Our computers are linked to many lenders who continuously send us their most current interest rates and lending programs. Each company has slightly different lending criteria. If we are unable to arrange a mortgage with one lender, we have recourse to many others. Our goal is to arrange a mortgage best suited to the circumstances of our clients.
